Due to our Retirement from the Auction Business, we are selling our building at 805 E. Second Street Galesburg, IL.


This is a Soft Close Internet Only Auction and there is NO BUYERS PREMIUM. 

The Property Sells "AS IS" with No Warranties.

Potential Buyers should have their own inspections done (at their expense) to their satisfaction prior to bidding. Sale is not contingent on Financing, Appraisal, Inspection, or Survey. 

A 10% non-refundable down payment is due on the day of the auction, along with the signing of the Purchase Agreement (Contract for Warranty Deed) prepared by seller's attorney. 

Closing to occur within 30 days. Property taxes will be prorated to the date of closing. Title insurance to be provided by sellers at closing. 

Financing: 

Bidding is not conditional upon financing. Financing should be arranged, if needed and buyer must be capable of paying cash down payment on the day of the auction. The remainder of the purchase price is payable at closing. Closing is to be planned for 30 days after the closing date of the auction (or sooner, if possible).
